How much available space should be in the Note 2 storage straight out of the box?

How much available space should be in the Note 2 storage straight out of the box?
(Settings -> Storage -> Available space)

I completely returned my Note 2 to its original state by doing a factory hard reset.

However, it's only showing 9.87GB. I could sweart that it was more when I first bought the Note 2.

It will depend on what is cached. If you have it connected to any cloud storage it will immediately stay to cache offline content. If there is lots of memory the cache can be quite large, and will shrink as you fill the memory with programs or data in the phone.

I wonder why your "Total Space" only shows 10.97GB? On my phone, it says 16GB.

I uploaded the screen capture, taken immediately after I did a factory reset.

Approx. 10GB available is correct. That's what mine had when I first got it and after I recently flashed the stock software to start clean again. It's also what the specs say here:
