Gmail app not staying in real time

The last week or so - maybe after a Gmail update? - I'm not getting all of my Gmail notifications in real time when the phone is in screen lock. I'll grab my phone & unlock via fingerprint & then all the sudden emails & notifications start showing up.... Or I'll get a text (using Textra) in real time & then that seems to wake up the phone & then some emails show up again.

I'm using the standard Gmail app and battery optimization is turned off for it. I'm still using Oreo as well.

It's like Gmail isn't using true push notifications, it's just syncing up every once in a while when the phone is locked.
Any suggestions?
 
Make sure Gmail is set to Push (the time to get new emails is 0), and not manual. Sometimes an update resets some of the settings. (And, from what I've been seeing and hearing, there's something wrong with the new update, so stay tuned.)
 
I don't see those options on the settings anywhere... Just a check box for "sync Gmail". I went ahead and unchecked, then rechecked it a bit later, we'll see what happens.
 
Check your Gmail account settings within the Gmail app.

Tap on Manage notifications > Behavior > Make sound and pop on screen (or show silently and minimize)

Mine had been set to just "Make sound."
