The 128 GB note 9 has 108 GB usable so that probably means 492 GB for the 512 version.

actually 50gbs is used out of the box. I have the unlocked variant and that's what mind shows

Same thing I had. Verizon version and after disabling apps and things I won't use it was 50GB used.
