1. Is there an easy way to root the EVO lte without bricking it?
2. I mainly want to root to remove that apple patent bs and maybe free WiFi but was wondering if I could unroot afterwards and keep such things?
3. What are some other reasons to root?
4. I heard Sprint no longer turns down free repairs when your rooted with insurance. Is any of that true?

1. Yes. See the following links:
How to Root the HTC EVO 4G LTE [Video Walkthrough] | The Droid Demos

How to Root/Unroot HTC Evo 4G LTE! [Windows/Mac/Linux][One-Click][<=1.22.651.1] - xda-developers

2. In general, the apps and modifications you can make to a rooted phone that require root will continue to require a rooted phone in order to function.

3. Nandroid backups, Titanium Backup, flashing new ROMs and modifications.

4. I don't know, I have never had to return my phone.

If you are going to root your phone or attempt to get S-OFF, I would highly recommend that you do your homework and read up in the various forums on what to expect when you root.

Good luck!

Yeah, using the regawMOD method is super easy and pretty low risk. Will give you root and unlock the bootloader so you can flash recoveries, kernels, ROMs, mods and even radios. The only thing you can't do is flash firmware...you need S-OFF for that. The Lazy Panda method will give it to you, but you have to be a little more careful...a fair amount of people have bricked their phones using it. There is an un-bricker program made by the same developer though, and it fixed mine after I bricked on the first attempt (my fault), so there's really not much to worry about.

I would say go with regawMOD for starters since you can do just about anything you need to. Rooting and unlocking will increase your enjoyment of the phone 100x, I promise. If you haven't already, read through some of the EVO LTE threads over at XDA to get an idea about what's possible and how to get there.

What are some reasons to flash firmware/have s-off. I wish there was an in depth beginners guide.

The main reason is to get the updates that come in the OTAs without losing root and possibly having your bootloader relocked. HTC fixes issues with the updates (like google wallet, multitasking, etc.) but they also fix the exploits that make rooting possible. That's why it's never a good idea to take an OTA if you're rooted. If you're S-OFF, you can get the firmware, PRI and PRL updates by flashing zips that have been "cleaned" by one of the XDA saints. You would probably be fine just sticking with the firmware version you've got for now. In the future though, some ROMs may require the latest firmware to run as expected. At least, that's my understanding...

As said, read read read and then read some more, I rooted my evo the second day I owned it, I could not get the regawMOD to work at all, kept stalling and getting an error. I ended up doing the one click root method then unlocking the bootloader with lazy panda (very easy to do) I used Goomanager to install TWRP recovery. I'm now on the viper rom

I know that this has been said a lot, but read everything until you can recite the guides from memory in your sleep. Seriously though, you can never be too thorough, you're putting 500$ on the line. If that scares you, that's ok, sometimes rooting isn't the answer. I'm not trying to talk you out of it, I'm just trying to make sure you know what you're doing.
