Google Maps Navigation - No Street Names

This issue has been bantered about for a while on various forums, and I've tried everything suggested but no love for my S5.

I am running 5.0 on my GS5 with Google Maps 9.8.1, TTS enabled, US English, etc... (everything that I can think of) and when navigating, no street names are ever spoken. Only "Turn left", etc...

Has anyone had this problem specifically and been able to resolve it over the past few months? I'd really like my street names back.

Only time I've had this issue is when Navigating in a map with a different language. For instance, living in Mexico I'd have my phone set to English, but since the map was in Spanish, streets wouldn't be read out loud (don't know why, as many many versions ago it DID read them, even with a funny accent). I tested the same in the US, and when switching to Spanish it wouldn't read out the streets.

TBH I haven't tried navigation since updating my Note 4 to LP, so I can't confirm it's working there right now.
