Rooting Issues

I get to this step of the tutorial:

$ ./adb shell /data/local/psneuter

I hit enter and I get this message:
./adb shell /data/local/psneuter mmap() failed. Operation not permitted


This is a brand new phone as I returned my old one today. I successfully rooted it yesterday so I'm kind of confused.

Figured it out. Reset my phone back to factory settings and tried it again and got through. Root Success!
