Trying to Unroot - permission denied error.

I have to return my rooted phone. I'm following the Unroot instructions but I keep getting "permission denied" error. I could really use input here.

Also, I'm sorry i don't know how to post a picture of my C: prompt screen but it is attached. (Yes, I am newbie coming from BB to Android)

download stock zip here

1. Place the zip on the root of your sd card
2. Rename the zip, PG05IMG
3. Power off the TB
4. Boot into hboot by pressing power and volume down at the same time
5. Follow the instructions in hboot

This will return your phone to a new out of the box state. S-ON

Make sure you press "allow" on your phone right after you give the "su" command.
