When I export contacts to a CVS file, some contact addresses are in a single field.
Others are broken to a new line:

Example of addresses that break to the next line.
Note the quote mark above. All the addresses that are broken have a leading quote mark.
I have looked at these in my Address Book and see no reason for the quote or the broken line.
Additionally, I have duplicated entries with broken lines by adding the address to a new, but slightly different entry.
On export I see the same problem, the new entry has a leading quote mark and the City, STATE Postal Code are on the next line.
Does anyone know how to correct this CSV export problem?
